Salt and Key Property Management is a locally founded and independently operated company based in Myrtle Beach, South Carolina. We provide professional long-term property management and HOA management services across the Grand Strand. From single-family homes to condos, townhomes, and entire communities, we manage it all with a hands-on, responsive, and detail-oriented approach.

While we are part of a full-service real estate operation, our main focus is property management. Our team is dedicated to delivering top-tier service to both property owners and tenants. We understand that owners trust us with one of their most valuable assets, and we work hard to protect and enhance that investment. For tenants, we aim to provide clean, well-maintained homes and fast responses to maintenance needs.

MEET OUR TEAM

Kelly Ellis

Co-Founder/Property Manager/Realtor

I earned a double major in Accounting and Finance and graduated with honors from Coastal Carolina University. For the past 34 years, I have worked at The Law Offices of Richard M. Lovelace, Jr. I started with the firm in high school and continued through college. Over the years, I managed real estate transactions, conducted title searches, and assisted with probate, estate planning, and business matters. For the last twenty years, I served as the office manager, overseeing every aspect of the firm’s daily operations.

A major part of my role was managing the firm’s trust accounts, which included both the client trust account and the real estate trust account. These accounts often held millions of dollars. I was responsible for maintaining accurate records, balancing ledgers, tracking funds, and ensuring full compliance with legal and ethical standards. That level of responsibility shaped how I operate in every professional setting.

Real estate and property management were a natural next step after years of working behind the scenes on transactions, contracts, and client relationships. With Richard retiring, the timing felt right to begin a new chapter and put my experience to work in a different way.

I was born and raised in Conway, South Carolina, and now live in Myrtle Beach with my family. Outside of work, I enjoy working out, traveling, being outdoors, and spending time with my family.

SaraBeth Gingras

Co-Founder/Property Manager/Realtor

Hi, I’m SaraBeth. I’m originally from Pennsylvania and moved to Myrtle Beach with my husband in May 2017. After a fulfilling career in healthcare, I hung up my scrubs to become a full-time mom to our two amazing kids.

During those early years, I had the joy of participating in our children’s education through a local church preschool. As they grew and moved on to new stages of life, I felt ready for a new adventure and turned my focus to real estate.

I began managing our own investment properties and quickly found myself drawn to the day-to-day responsibilities of property management. That hands-on experience gave me a deep appreciation for what it takes to care for a home and serve others well.

In March 2025, I earned my real estate license and co-founded Salt and Key Property Management. Our goal is to give Myrtle Beach homeowners a reliable, local partner who will manage their properties with care, integrity and confidence.

If healthcare has taught me anything, it is to be passionate and transparent. I’m dedicated to providing these services, along with strong communication and a personable approach to the property management world. I want to build trusting relationships with homeowners and provide hands-on, attentive care that meets the unique needs of each homeowner and their property.
